New IPAV Survey: Loan offers withdrawn due to conveyancing delays

  • Conveyancing process: Legal transfer of property title from seller to buyer
  • 84% of agents report sales falling through due to delays
  • Average conveyancing takes 4 months, 10.4 weeks from sale agreement to contract signing, 5.3 weeks from contract signing to sale closing
  • Survey with 534 agents in July found:
    • 88% of IPAV members faced conveyancing delays
    • Conveyancing ranked at 75 on importance scale (0 to 100)
    • Loan offer withdrawal: 70% occasional, 26% frequent, 4% very frequent
    • Delays attributed to documentation, deed problems (60%); communication issues with solicitors (23% for vendors, 14% for purchasers)
    • 86% see no improvement in conveyancing times since 2015
    • 75% believe Law Society initiatives like PCIT (2019) didn't help
  • 62% find current conveyancing process inefficient
  • Pat Davitt (IPAV Chief Executive) notes:
    • Delays stress purchasers, vendors, add rental costs
    • Sellers Legal Pack for Property Buyers' Bill 2022 aims to improve efficiency
    • 97% of IPAV members support legislation

We recently sold our Apartment through John D Sullivan & Co. Ltd. The main reason we chose them was because of the positive dealings we had with them over the past 15 years, as the Property Management Company for our Apartment block in Passage West in Cork.

John was very enthusiastic about getting us the best sale price for our property and he went above and beyond what we expected from him when we ran into paperwork problems getting the sale over the line. He again helped us to very quickly resolve an issue that was holding up the sale.

Emer has always been extremely helpful and courteous to us and always followed up and responded very quickly to us over the years and especially over the last few months, during the sale.
